LAND MEASUREMENTS: THINGS YOU NEED TO KNOW

There are factors to consider before buying or acquiring a property in Nigeria. One of the main factors is the size is ‘THE SIZE OF LAND’.

It is important to get familiar with land sizes and measurements. The size of land varies in Nigeria for different reasons. They include but are not limited to:

  1. Economic investment
  2. Development patterns
  3. Human and environmental factors.

These reasons could lead to a mass migration and artificial scarcity of land suitable for development.

WHAT IS A PLOT?

The term PLOT is an arbitrary term used to describe a land division, made in a particular area by the developers or government for the purpose of building, farming and construction. A plot is a land marked out.

  1. 18mX30m=540 sqm
  2. 18mX36m=648 sqm
  3. 30mX30m=900 sqm

Sizes of plot vary, there is no standard size.

Half plot of land

A half plot of land is approximately 300 square meters, which can get you:

  1. A 2-bedroom flat with parking space for 3 cars
  2. A 3-bedroom flat with parking space for 2 cars
  3. A 3-bedroom duplex plus 2 units of 2-bedroom flat with a parking space.
 

What is an acre?

This is a standard unit of measurement used by land sellers, and it almost equivalent to the size of a standard football field. This is a unit of land on yards.

6 plots of land make one acre. An acre is a product of any rectangular plot of land giving a total of 4,046 square meter or 43,500 square feet.

 

What is a hectare?

This is a land measuring 100mX100m, this is 2 and a half acres of land, which is usually about 15 plots.

It is used in measurement of land, and there are 100 hectares in one square kilometer. An acre is about 0.405 hectares, and one hectare contains about 2.47 acres.

What is square meter?

A square meter is a unit of area, which is simply the area of a square, whose side measures exactly 1 meter in length. This is used in measuring anything including houses and lands. The area of a land is measured in square meter because the unit of measurement is square. This is a measurement of two-dimensional space.

Why realtors measure land in square meter

  1. It is convenient to measure in square meters because it enables us to easily calculate the size of a particular piece of land without having to convert from one unit of measurement to another.
  2. It makes calculations easier and more efficient which allows us to compare different pieces of land with each other when determining value or making decisions about development projects.
